New Neighborhood web Resource
There is a great new website for neighborhood news: Nextdoor. They have a specific page for the Woodland Valley area. (This covers the area from Simms to Ward Road between 64th and 72nd Ave.) (https://woodlandvalley1.nextdoor.com)
There is also a dedicated Discussion Board group set up specifically for Stefan Ridge.
Check it out, and let us know what you think.

ARCHITECTURAL APPROVAL PROCESS

Most exterior improvements and changes, (such as: painting, decks, sheds, solar panels, and all colors) must be approved per the Covenants. On our website, go to Documents and check out the guidelines, and download the forms. Completely fill it out and submit with: a written description, material samples, pictures, brochures, and a sample of the actual colors. (Colors must be very specific for approval.) These must be submitted to one of the three committee members who are listed on the bottom of the Alterations Request form. (Unfortunately online submission is not acceptable because of issues with color reproduction.) Please remember that this has to be reviewed and approved by three different parties in order to be ratified, so please submit it with sufficient time for approval, prior to when you wish to start your project. The review process is being done by volunteers so please be considerate of their time. Be advised that if you choose to do a project without prior approval you do risk having to redo the new work to bring it into compliance with the Covenants. Help keep our neighborhood values and appearances up for all. For questions, go to: Contact Us and send an email and we will do our best to get you a quick response. Better to ask first rather than waste the time and money of having to do it twice. Thank you for your patience and let us know what we can do help.

SOLAR GUIDELINES
Stefan Ridge HOA has official guidelines for any solar installations that are done in the development. Please go to documents and look at the solar guidelines for what can and cannot be done.  Also they need to be submitted in advance for approval in addition to a city permit

Upcoming Events
Annual Meeting to be Sunday Oct 16th
Friday, September 30th to Monday, October 17th
Annual Meeting to be October 16th, 2022 - 3P.M.
We took a straw poll and it looks like people are ready to go back to meeting in person again. Angela Bjerke has offer the use of her home, therefore, we are scheduling an "in person" meeting for 3 P.M. on Sunday October 16th at 6859 Taft Court.

Proposed Agenda:
  • We have put in a request to have our District City Councilman, Randy Moorman, come speak for the beginning of our meeting in regard to his views, and to hear our concerns regarding Arvada. However, as of this date we do not have a confirmation.
•    Recommended Officers for 2023 are: President, Frank “Ted” Blanchard; Corporate Secretary; and Treasurer, Debbie Yergert.
•    Proposed Budget for 2023 is to carry forward the 2022 budget without changes.
A copy of the proposed budget and current expenses can be found posted on the website under Financials. http://www.stefanridgehoa.com/

•    As we begin to look at what is "Normal" as we close out the Covid-19 pandemic, there are a number of opportunities to get to know your neighbors better. We are looking for groups that would be interested in some of the following activities:

o    The area that can make the most difference would be as volunteers to help with the Arvada Neighbors Connected program:. The goal would be to set up a group with at least one representative from each of the eight cul-de-sacs. You can obtain more in formation regarding this program from the City's web page: https://arvada.org/residents/city-neighborhoods/get-involved-neighborhood
o    We would like to see established a small group that would be willing to take on the issue of eventually replacing the Ash Trees over along Simms Street due to the Emerald Ash Borer infestation.
o    Holiday Lights contest. We have a couple of names already but we could use a couple more people to be judges.
o    Looking for additional help to be on the Greeting Committee for welcoming new homeowners.
o    The City has grant money and we have a matching fund set aside for a Neighborhood Block Party, but we need some people to help organize it. To make this happen we need to start in February making plans and setting dates.

•    Note: additional items may be added with the Board’s recommendation prior to the meeting.

You can also check out the Stefan Ridge HOA website in the Members Only Corner for additional information.
